Just make sure you are able to maintain following up with these people and have some sort of tracking system in place (even if that is just an excel doc for the moment).

Someone who started making money I out of undergrad vs someone that starts making good money ten years later has a huge advantage especially in a tax system like we have, that decade of saving and compounding investments can’t be understated.Add in the desire to pay yourself with treats once you have a 5 figure paycheck and you ain’t got ****. 25 percent of docs at age 60 aren’t worth a million 

Does it have septic systems or public sewer?

Made a few contacts and working through some scaling systems. 

Or does the system just automatically counterbid 4 to 5 times before it closes. 

An ADT sign in the yard and a Ring door security system helps.Funny/true story: I remember one evening when a goof ball living in the crack house next door got so drunk and violent his GF threw him out and locked the door.  

So make sure the homes systems are in good working, and insurable shape before you move forward.

But getting micromanaged and not trusting me and derailing the systems I've got in place to maximize efficiency and get the most out of my bid is not ideal for me.

Also...watch for loose paint on exterior wood work like porches or basement window systems.
