What do your property managers provide to you for your taxes if anything or you you keep your own spread sheet?

I am curious if anyone can help me with a resource that provides Portable Tenant Screening reports!

On the other hand, a 25% cut is too high, considering what she does is what a broker should do; she doesn't provide me with any leads.

I assumed that since I have to provide storage for recycling that I would also be responsible for curbing it.

Also, does landlord insurance provide enough coverage or is an umbrella needed?

@Gabriela Angel nothing good comes from tenants knowing you are the owner.They just get to pressure you for immediate responses, whereas you typically want time to think and respond.Many here will state otherwise, but won't provide LOGICAL reasons, only emotional ones.

The problem is not only that existing tenants suffer, but that local government will be pressured to pass legislation that will be extreme and engulf well run parks into spending unnecessary expense and complying with rules designed to provide residents with services they don’t want.  

He doesn't have any signifcant savings (~10k), and his only income is social security and a small pension which comes out to a total of ~3k a month.

Although that lender was not able to provide a loan product for us, due to our connection with the real estate agent; she did want to find a way to help us and connected us with another lender who was able to find a portfolio loan that would suite our needs.
