I imagine doing a ton of duplexes would be awful to coordinate with utilities and such.

With houses changing insurance to a new owner when done properly doesn't alert the bank of the change in ownership.

However, if you never file the proper notifications and on time, then you are burdening the risk.  

A small referral fee is not worth the amount of work you would have to perform to properly analyze every investor, every flip, and every flipper...not even close.
