or private aviation.. were you can buy 500 to 10 million dollar planes with 5% down and get section 179  that industry would crash.. just like RVs and all other manner of things we really don't need  :)  Credit that's what runs this stuff..

So I've obtained July and August rent in advance, and secured a larger deposit than normal. 

I don't have enough capital to use all cash but I am going to use creative financing like private money or seller financing to make my first deal happen.

I was told by the manager that HOA cannot do anything about it, but I know for sure that the air duct can be insolated and properly secured to minimize the noise and avoid wall vibrations.

I know I could contact a Canadian Bank, but would rather look for private funding as opposed to a conventional mortgage loan.
