I do not have a contact in Indy right now, but there is a good deal of welfare mentality in there, from people I know who have been in that market.

I mentally separate myself, business  income/debts are the businesses, and mine are mine.   

Wholesalers need to get the sneaky snake mentality out of their minds and learn to be upfront from the very beginning, you'll have less issues being totally honest with both sides. 

A partner that doesn't get consumed by then"mine" mentality but believes in the abundance mentality.

I like Stark and Summit counties because it's where I live and know the sweet spots for decent schools yet lower property values.Massillon is a very strong football community that breeds a "born here stay here" mentality.
