Yes I did a cash out on the duplex last summer, which is how I bought prop #2 (single family) I don’t think I have much equity now so I may need to wait a few years if I decide to do a 1031

Both sides have been rented out and the last second repairs are finally getting complete.

If you sell straight up you will have long term cap gains on this unless you lived in the property 2 out of the last 5 years.
