My personal interest is in rental property investment. how much minimum income needed to start real estate investing in British Columbia, Vancouver or Alberta, Calgary region. with current affordability I can only purchase one 2 bed condo. with current rental market its not possible to generate +ve cash flow with even 20% Downpayment. curious how people are making money or is this just real estate scam to sell properties?

I am also on the fence considering that NPR is not that desirable a community. 100K purchase price with a $900 odd rent amount would go a long way in better, more stable cities.

This is a very different model than the owning your own asset and managing yourself to optimize cash flow like in Short Term Rental Long Term Wealth, but it is a legit syndication.I have not personally invested with them but I know their head of data very well and I have seen that their underwriting is RIGOROUS.

and with record new class A multi-family coming online now and 2025 in Austin/Dallas/Houston, perhaps focusing on multi-family would be most lucrative for you, which you already have personal experience in, over next few years then you can acquire really good value deals as prices will likely come down quite a bit, ie more supply/higher 10 yr etc.

Call them after you issue the notice and let them know that you appreciated their stay, but that for a variety of factors that are cited in the notice you need to move in a different direction.None of this is personal for you, this is just about your asset; act accordingly.
