Maybe they could help with screenings, contractors, etc. but also that's  something I can do online/phone... and if tenants have bank accounts take care of rent that way too.

I know its not easy to find out but if you will shop around you will find right lender.

I'm looking for volume data, however most of what I'm finding is either market growth statics or market size in $$.Any tips on where to look or favorite websites for this type of info?

In Texas, all auctions are live (not online) and must be done in person or through someone that you work with that is their.

I was hoping to get some tips/ideas/critiques.When I went to the houses that were "Non Owner Occupied" there were a few houses that had people living in them!

As noted by others, the deal has tight margins, so if this offer doesn't come together continue to shop for bigger margins.
