Hey BP, I've recently made an account (yesterday) and have been reading articles, the e-book that BP is so kind to publish and I've been looking at different real estate deals in my area (San Diego) and I've noticed that although I typically never find properties that do better than 1% rent over price, there are some properties given that the down payment is high enough, that I am able to "beat" so to say, the 50% rule.

They have sent me a notice of a value increase that is way over the value, that I see with comps in the area.

It is also a big salary decrease!!

This will send them a notice that they have a question or comment waiting for their response, or that you just appreciated them.

Here in Chicago, Illinois I need to serve my tenant a 30-day notice.  

Be prepared with your "Adverse Action Notice".  

I don't want to speak to which strategy you should use for decreasing your costs, but I would recommend examining your tenant screening process if you are having to actually go through the whole eviction process that many times.  

I notice on the BP Rental Property Calculator there is a field for "Other Monthly Income" and the question mark icon gives "extra storage" as a possible example of such other income...I have a 3BR / 2.5BA Townhouse for rent @ approximately 1600SF with an 800SF partially finished basement.
