I would then use hardie vented soffit for all the exposed soffits and trim the face of the soffit (behind where the gutters should be mounted) with 1x6 pre-primed wood trim and paint to match trim. replace the garage doorI would replace all the windows and doors. remove the shutters fill any holes from screws.I would paint the brick fireplace and add a simple mantel (like the picture of the one we painted and added a mantel to) Here are the before and after picturesDo you have an estimated idea in your head for what you think it will cost for the project?

Fannie Mae came back to us an said the home must be sold with a 203k Loan because the plumbing failed the air pressure test.

And hearing about the down side of listing their house from someone who actually does it might make that discussion sound less "sales-pitchy" and less of a pressure tactic.I want to position myself as someone who truly wants to help the seller, not as an investor who is trying to make money off them, so I think offering the options would work toward that.
