Set it up ahead of when you anticipate needing it, on a portfolio basis, and you can have 'safety' and 'future leverage' in the same investment vehicle.

Roll your teacher retirement account out of that vehicle into a low-cost index fund or ETF fund.

Also the inducer motor had some kind of sloppy DIY repair job.I say the seller knew and he did not disclose.
