If your tenant is a decent person who has fallen on hard times, then you they often move out long before the Sherriff shows up.

Its caused him to go in to extreme debt and he just needs to get this handled.

I'm most concerned about vacancy due to the higher price point of furnished and if it may be a better idea to lease unfurnished/ long term.
