If you have a nuisance tenant (ex. tenant who pays rent but late every month, tenant who complains about things like "I saw A wasp or I'm getting the wrong mail in my mailbox,"  but fails to report legitimate issues in a timely manner, tenant who fails to get along with the neighbors), you won't be able to get that nuisance tenant out and all your good tenants will leave because of it.

Just a simple online way to keep track of the loan, that tracks & receives payments, and increases the loan amount each month based on the agreed interest rate etc.I'm going to keep searching online but I'm sure there's a wealth of knowledge here and I'm willing to bet some of you have used multiple platforms.Please let me know if you have advice.Thanks!!!

And I also did property inspections every 6 months to stay on top of any damage the tenants were causing. 

If you have negative CF, your costs continues to grow each month sine the negative CF is a cost each month to the REI.

Do it once a month and keep up with everything.

We send out mail, but the OP asked about Apke and their strategy is based on sending tens of thousands of letters per month, which is one reason why I do not recommend their course.I have the Bosch letter and it is okay but rather generic.The Land Riches Blueprint letter is much better IMO.
