Her agent couldn't convince her to do the change and today the title company emailed us saying she canceled the contract and she's not willing to sale on anything .I have a meeting with a lawyer on Thursday , I was trying to see if someone was in this situation and what was the outcome

@Bernard Reisz All of the business I did in my personal LLC was all out of state, no CA clients, so while I file a Schedule C for my business in my IRS forms and the equivalent in CA, I don't have to file the LLC in CA.

I've been to a few RE meetings and the going cost of a quadplex to build is about 250,000-300,000 - which is fine to me, land cost would be about 40-60K.

I did my calculation, I can still borrow another $250k to meet the 1.25 DSCR and 80% LTV.   

Prior to meeting with the seller I did as much research as possible about the property.

Now that those ventures into the PE markets and doing this business at large scale are part of my past, I'm extremely excited to get back to my favorite part of REI, meeting people, doing deals, and helping other fellow adventurers in any way I can.I am very excited to be part of the BP community.

I would even say meet with management companies too.
