here's a queston I have most people are probably wondering:Is this person's purchase cost basis the price she bought as a homeowner or the cost when they began to rent it out.As we all know, the values have been dropping so to consider the cost basis at the time of renting sounds absurd to me.

THis also matches news saying rents are dropping in vegas and phoenix.I'm kind of worrying with Atlanta being the next market where hedge funds rushed in do you think there can be backward movement in rent due to increase in supply for rental properties?

They do want skin in the game (in my case 13K) and a lot of their fees are due at closing and are not wrapped up into the loan (11K).There have to be different examples of using hard money, this is based on what I was presented for a flip opportunity but I thought it might give you a rough idea of the hard money aspect, especially for newbies (my rate was higher because it was my first deal with them but they said it would drop after two deals 14% to 10%).Hope this helps and I'm sure others have better examples.

Okay, I have a favorite college bar/eatery I drop by once a week, the girls that work there know me well and we have fun with the guys that hit on them.Lots of stories there, butOne of my favorites, when they have a band, I'll stand outside the door like I'm the door checker/bouncer guy (yes, I'm big enough) the girls walk up and I say hi ladies I need to see you IDs.
