There is land that is still a bargain that is in the path of progress, and there is other land that has no water, sewer or electricity and they won't for a very long time.  

@Billy Rogers   Maybe one of the PM software companies should take note.. and have auto e mails when the PM clicks in the software system that property is vacant, or that bids are going out.. then the software system sends you and auto responder type of email so you can stay on top of it..But land lording is land lording.. and this type of thing is just what it is ...

The city I'm invested in - Worcester, MA is the 2nd largest city in New England.

Call us old school, but some of the largest real estate investment providers are located right here in the sleepy midwest, where we concentrate on cashflow from boring, yet stable investments.  

Norfolk/Portsmouth area has one of the largest ports/shipyards.

Keep in mind, cabinetry can get very expensive but you'd be surprised at how nice some affordable cabinets look.Kitchen:- cabinets for decent sized L kitchen with 6 ft island - $2,500 plus $800 to install.

The property is in Rhode Island and was listed at $269k.
