Once a month I have had staff start early and hand out breakfast sandwiches at the exits to to the complex as residents drive out.  

It was a good education, but I figured out a way to do these things on my own without a title department, researchers, office staff, manager or an in house attorney.

In areas where it's hard to find a landlord to accept pets, or large breed dogs (not necessarily pit bulls), like the SF Bay Area, you can get that higher rent just because you're willing to take labs or greyhounds, for instance.So, you can get a higher rent.  

They also have a great staff to talk to if u have questions.

Here is some language from our leases:When terminating the Lease, Tenant will allow Landlord to (i) show the Premises, (ii) install a lock box on the Premises for access by real estate agents, Landlord representatives and maintenance staff and other agents and (ii) conduct at least two open houses of 4 hours maximum duration.

Poke around (or have staff do it) once per month for the next few months.

The tenant will either train their animal/pet/guests/nursing staff to not damage the property or will move to another property.
