You mention wanting to do a rehab, is that an extensive rehab or just kitchen, bathroom, floors?

There is the concern with animal's doing their business....and we would likely have to convert an area in front and back to be designated for that use. 

If you feel the need to do some stuff to the home, make minor improvements that add to the safe or functional list. ie, if the kitchen faucet works, leave it be.
