The reason is that the landlord/manager of LLC wants to separate himself personally from the LLC with respect to liability but wants to be personally involved in the eviction.

I would suggest you talk more specific on your goals of what to invest in and also geographic area in get more followers involved.  

I am 19 years old (turning 20 in November) and am looking to get involved in the world of real estate.

I am 20 years old and graduated high school with the honors of both Valedictorian and Student Body President ( graduated with a small class of 122 students)I have been involved in investing for about 2 years have assisted with flipping my brothers homes @Jordan Atkin ( approximately  20 homes in 2 years) during this time frame. 

Try to find solutions without getting lawyers involved.  

The owner found out that the ratio of profit to work involved is going to be much smaller, or non-existent, than he thought, and has lost interest in the property.3.

There are deals in the area, but typically they dont hit MLS and they involve significant renovations which make it difficult to cash flow, most of them are better for flips.

I am one of thew few here who has this position, but I actually think you should have some money to get involved in real estate investing.  

There will be some accounting and reconciling work involved.
