@Patrick Britton started the group and @Clayton Swansen goes often as well.....I have found it to be a very informative relaxing atmosphere to discuss real world investing strategies and real world deals in the area......

They have guest speakers all the time and some pretty quality one's as well ( I know I get invited once a year to present  LOL).. 

Major real estate corps especially Zillow and Opendoor stocks already down over 50%, Invitation is down but not much... 

You can't invite a repair person into your home then wait for them naked.

I'd at the minimum use some pastel invitation style envelopes.
