@Ryan Heywood,My personal opinion would be to avoid Lake County,if you were heavily untwined in the community and knowledgeable of the area it could be profitable.

The judge actually continued the hearing a week as the tenant was deemed incapable of making sound decisions due to the fact that he arrived heavily intoxicated. 

But 2-4 units were still more heavily discounted at the time. 

Some of the investors I've come across have even gone astronomically higher than 5 units and heavily pushing commercial instead of residential.

As much as I love Loopnet, it's been heavily combed through by all walks of investors.

As well as transient workers who are new to the city, people who don't know how long they are staying or want to rent first for a few years before deciding on a neighborhood to buy in.We've been looking at Brandon heavily, but are unsure what the rental pool is out there..

There are some good pockets, but even the good areas are heavily section 8 with lots of headaches.

While I won't really get so heavily into assumptions, I actually think that you are in a great position for a low-risk transaction.    

There is bus service to the Howard train station but it is fairly new and not heavily used, whether covid or just not popular.  

I know the majority of markets out there are heavily in favor of sellers but I know there is still opportunity.
