The question of which is better, leverage or cash flow, is like asking which is better, a new car or a green lawn. 

Trulia shows the crime map to be the safest, all green as far as you can see.

You're absolutely right, it's hard to pass on opportunities when you're green and eager to get involved, but I felt like I was starting to get cute with the numbers to make them work and would end up making an irrational decision if I didn't simply walk away. 

I'm just too green and naive for this game.
