@Ivan Vargas  just seems like a lot of work to raise 1 million dollars... which really is not much money in the grand scheme of most real estate developers and movers and shakers. but in certain markets were they are buying houses like a used car buyer  IE same price points I can see where a million would be meaningful

You asked about Detroit.Total cost all inclusive including purchase, repairs, and painting will be about $7000-$8000.It will rent for $825-$850. 4 Bedroom Dining room Sun room and 2 car garage!

He was a couple grand cheaper than what my contractor was going to charge.  

Pulled all the carpet out and found beautiful 2" oak floors in a bedroom and living room.    

My short term goal would be to have a house paid off and a room or two rented so i can save enough for a down payment on a rental property.

He doesn't mind living in the subarbs because he gets more bang for his buck, he can rent out one of his rooms to cover his mortgage payment - high rents, and he can jump on the light rail for an easy commute to work in the city.

What I'd get in terms of cash would be:Property 1: 20K (held 1.5 years so far).Property 2: 91K (held 6 years so far, paid cash so it's paid off).Property 3: 48K (held 3.5 years so far).Property 4: 50K (just bought, would add closets to some rooms and cash out refi 80% LTV.I have 100K in the bank to invest and save about 70K a year.
