I have a few private investors that what me to include them when/if I decide to do my first project in nola.. but i feel i still need to network more and get a better feel for the market first... glad I found this site and have been wanting to make it to one of the REI meetups. 

What homeowners insurance providers have you found the least expensive for a standard landlord policy? 

I haven’t found any guidelines saying FM must wait 20 days once listed, but it still seems strange.  

How much work should I be doing such as finding out who the owner is and locating them before I offer the property I've found to the Wholesaler or who ever the person is and their level in this real estate maze.

its like a 50/50 shot.....i actually found my moms long lost nephew on there......so im a believer of that site lol

I found Huntington can do one and only one Heloc for rental. 

I have skip traced hundreds of names and addresses and only found 1 correct phone number.

@Greg Snell if you are addressing the issue as soon as you found out and it is truly only a few days to get it resolved I would not offer the Tennant anything.

The other tenant wants to stay and found a replacement tenant that would like to take over the moving out tenants spot.
