Your community is so small, unless it's really raking in the dough I suspect there's not much money to be spent fighting legal battles.

@Matthew Dodrill we do not have this capability today, but it may be something to offer in the future.

And as such, you are not correct with the points you try to make.Now again you can either learn and adjust, or you can keep fighting the good fight  but the only one losing would be you.

You can talk to a lawyer, but I'm not sure that's really worth a fight over.

Since you've got your own business and grew it to the point that it nearly runs itself, I have no doubt you have the work ethic and capabilities to do well with any broker you choose. 

Its guys like him that make the good contractors lose work and good clients get bad work because they fight over when payment is due.  

I could be wrong, maybe you’ll still be able to squeeze out a small assignment fee, but more likely than not the agent will advise their client not to accept your offer because you don’t seem capable of closing.You are also in a tricky spot trying to market this property.

I know "awful" is subjective, but in my case I am still fighting with them to pay the property taxes that are now more than 3 months late on 4 properties, despite me telling them early on about the problem.

I also know there are openers that are WiFi capable so you could open them with an app remotely.

It's going to make it difficult to rent.Since there's no noise ordinance, I think your only solution is to fight back.
