I am fairly convinced that Chugwater is the windiest place on earth! 

Kane County is fairly competitive. 

For Malvern, there are fairly detailed maps back to 1955, and ones at a larger scale (Phoenixville) back to 1906.It seems weird that the township would tell a buyer that there's a sinkhole, but then clam up when you ask about it. 

I am fairly new to the world of investing.

Though we love our veterans (many in my family), once your emotion plays in, you're opening yourself up to Fair Credit violations and other gotcha's.  

I thought that was fair - he is also going to look into getting a line of credit to throw a little cash into the deal or keep it as a reserve so he has some skin in the game.  

@Mike D'Arrigois also right when he says "This (BRRRR) model only works for more distressed properties where you can buy at a deeper discount and add more value".Successful Wholesalers are adept at buying "at a deeper discount", so if you don't want to put in all the effort that they do in order to get those bargain properties under Contract, then look for THEM (value-for-money wholesale Sellers).

Remember not every property manager is ethical and fair, but being a NARPM member we are held to a different standard.  

I would check to see how many sales have occurred in that area in the last six months prices they sold for avg rent etc all properties need a landlord and kind u said it's a great way to get your foot in the door . one advice find a local handy man doesn't matter if he is a crack head he will do the work and do ur right at a fair price is ask that matters.

I am fairly confident on the construction side of things, but want to better understand the market to make sure I am buying and doing the reno appropriately.
