If the existing pipe collapses before we have the job done the price goes up.

I am looking to buy in an area that I would eventually want to settle in and collect rent for a few years to help pay my mortgage and if I want to, eventually take over the whole home as my family home in the future. 

* Should I change what kind of mortgage I have since it is technically no longer my primary residence? 

The bank is going to love you paying that off.Could you get an equity line to give you the cushion and keep this cashflowing property with a low interest mortgage?

Had some add'l work on the front end but was able to just take over the existing policy.One potential positive...if you have a higher risk tolerance and you're the buyer use this position to your advantage to negotiate a lower price point. 

You could offer them 1/2 or whatever ratio you feel is fair given the circumstances and they can write you a check for that amount to walk away.Another thought, if there is a way you can find out where they are moving, a forwarding address etc, I'd reach out to that new LL or owner and explain the situation to them, I have a feeling the tenant didn't disclose that they have an existing lease as a liability in their financials when the applied, and there may be some application fraud etc at play here that the new LL would likely want to know.Think about this from your own point of view, I doubt if you picked up and left one of your subway locations that the the LL would just let you leave.  

However, I agree that there is currently an oversupply relative to the existing demand.I hope this information is helpful!

Hey what are the rates are you seeing for investment mortgage rate for non owner occupied 750 credit score 

So far, I am in the midst of purchasing a couple of mortgages and I have purchased tax liens and deeds. 

So would I ever need this when buying properties that are already built and have existing rents in place?
