Almost every variable — active listings, pending listing, number of sales — started to decline in March and continued to decline through April and May.These initial declines can be attributed to the slow assimilation to new COVID standards in real estate, in addition to avoidance of health risks for a large portion of the population — and different levels of government weighing in and let’s be honest, slowing things down.Despite these other categories trending down, the median sales price of housing continued to grow for the Austin-Round Rock MSA throughout the entire pandemic.While this is true for Austin-Round Rock MSA, Travis county and Bastrop county carried the bulk of load.The City of Austin was the only dataset to see double digit increases in median price sold in every month except June, which saw a 9.7% increase year-over-year.Caldwell, Williamson, and Hays all saw a decrease in every variable across the board — number of home sales, listing activity, median price, and pending sales.

Any strategy that requires you to hit an ARV is exceptionally risky at the moment, given the state of the market (even highly experienced pros are staying away from ARV-dependent strategies right now).

Virtually all our units are MF properties (one exception that we have not placed tenant in over 15 years).  

Except there’s a quantifiable return on investment to doing it better, especially as the market becomes more saturated.

Hey Andrew, it is in a smaller mining town, where wages are relatively low but people enjoy living there , the triplex was purchased at $100k, all 3 units are around 800 sq ft, all with newer heating units, roof has about 5 yrs before replacement, I have put nothing into this property so far except a small rent bump, take home is around $10k annual I will have my initial investment out by the end of next year   

There is so much out of our control that you anyone could justify a refund for just about anything.The only exceptions would be something that affected the house to make it unusable.

The title company will provide a title commitment with policy coverage, coverage exceptions, and curatives required.

Except I've also said: homes in parks are a tough TOUGH business.  

The exception is the handyman though because I want to make sure everything was done that was supposed to be done and if anything else pops up he can take care of it while he is there.I'm sorry to babble on but I enjoy sharing what I've learned with other people and I love watching you guys go from reading about Lonnie Deals to DOING Lonnie Deals.

However, there are exceptions to every rule and if you want to be one of them badly enough and apply yourself - you stand a chance.
