Maybe you can try this, but personally, I already made peace with the fact that real estate field has a certain demographic.

This is the exact way I have operated all of my rentals since the early 1990s with great success.The only remaining considerations are what deferred maintenance and repairs exist and need attention and what enhancements are you planning.

Time and peace of mind are worth a lot in my opinion. 

The biggest factor left out of the financing approach is risk & peace of mind.
