Are closing costs negotiable? If so, which ones?

 Are the banks closing costs negotiable? If so, any tips or advice?  (This negotiation would be done with the bank, ive already negotiated with the seller or them to cover 3k of the closing cost.)

Yes, all things are negotiable ... well except agent commissions, which should all be accepted at full value and possibly offered more :) .... unless they are in my market then you need to take their worst case and offer me double :)

Seriously though, you can shop all services and you should. You can have several lenders qualify you and choose the best one.  Check out a few agents, a few inspectors, a few mortgage reps, a few lawyers (in such states). But don't just go for price, go for value. That matters a whole lot more. I have seen several clients go for the lowest and lose thousands more in poor service (I can't steer them to a lender/home inspector/lawyer. but I have seen the bargain basement of each reek havoc on a client). So get some recommendations from people you know and good luck!
