There was a storm a week or so after the tenant left and the roof started leaking specifically through the damaged areas.

So there is a lot higher likelihood of neighbors being upset by speaker volumes, loud walk, barking dogs, water leaks, etc. and reporting it to the board.

For example: you can decide which plumber to send to fix the leak, pay the plumbing bill, pay property taxes, shop for insurance, etc.

In the sellers disclosures the seller said there was a leak where the lanai meets the roof but he fixed.

Lastly, some of my foreign partners have utilized non doc. lenders but the down payment is 30%-35%.
