Another possible solution would be to divide the acreage into proper size lots for the number of cabins you wish to build.My suggestion would be to try to find a lot just outside the city limits so you would fall under county guidelines but could still advertise the property as Gatlinburg and would most likely have a Gatlinburg mailing address.

You get paid 10% of the rehab cost for managing the project.All profits after these and other expenses are divided according to the monetary contribution.This way you get paid fairly for the active work you do, but since that doesn't give you skin in the game your pay for that is not based on the profit but the work you accomplish.

. - NOI divided by the purchase price = Cap Rate- MF is sold off of cap rates- If you can live in one unit, improve it while living there over a year, rent it for more, and move into the other units (4 units over 4 years), then once you move out fully you'll have 4 renovated units which will be improved, rent for more, increase your NOI, and ultimately increase your value.

So, if a tenant moves out on the 36h month then divide 36 b 100 and get a vacancy rate of .036 rounded off is .04% and NOT 4% and the next most critical factor is to consider the time to get a new tenant in the unit.

I charge $550 rent for smaller second bedroom and calculate the utilities and divide by 2 for gas (no gas in garage) and 3 for internet, water, electricity since 3 of us use those (me, roommate, garage tenant).

In our projects we generally count equity dollars dollar for dollar and debt dollars as 70 cents on the dollar for dividing up splits.

Without taking any common area into consideration, divide 7500 by 19 units (20 units triggers inclusionary zoning/below-market rents) and you get an average of about 395sf per unit.
