It is Crazy Eddie on speed out there.I just called off a bunch of showings and everyone "knew it was going to go fast" and a couple offered to sweeten the deal.It is a mix of Millennials having solid jobs and a deep desire to be out of the urban landscape, but still have access to it.

Finally, I always throw in a bit extra for snow removal and landscaping costs, usually $50/month.I estimated an interest rate of 3.875%, spending $30,000 on reno, with the above math and the assumption you are going to self manage the property.

In other words, adjust for SF discrepancies, bed/bath counts, location, amenities, condition, etc.Generally speaking, but across the board, kitchen remodels, paint, bathroom upgrades, curb appeal (landscaping, etc) are all items which seem to add the most value and return your biggest bang for your buck.
