Trailer Park Analysis

Would you help me analyze a trailer park deal?

Its a 22,475 square foot lot with 2 occupied trailers (rent payments are $450 and $600). One double wide paying lot rent at $50 that conveys after the owner passes. One empty lot that is being rented to a camper at $500. Owner pays water and mowing. The seller is asking $95,000. I will probably wholesale it versus purchasing it. I usually take a $5,000 wholesale fee. 

This property is located in northeast TN. Any feedback would be helpful!
