Anyways--the moral of this post is: It DOES NOT matter how much you pay for borrowed money IF the deal pays for itself and you have a solid exit strategy.

It's a pretty solid all in one solution for property management.

Also don't always bank on appreciation......invest in the midwest or the south and get some really solid cashflow.

That was solid advice because if you have your own agent then you have someone looking out for your interests.

I think that if the LL wats to require applicants be vaccinated there will be a solid pool of folks that will *happily* apply and feel safer knowing everyone living in the building is vaxxed.

@Sean Winter All I can say is that those two are solid markets, just not talked about because they're overshadowed by the Indy market.

I also have a few LTR’s with a management company and they have been very solid for around 10% CoC and have also had a ton of appreciation.
