Hi BP - is providing teacher rent discounts considered discrimination in Massachusetts?

I know the house, what they’ve done with it, and the fact that it could cash flows at the family discount is attractive.

As far as motivated sellers, a preforclosure trying to sell on the mls, can I realistically ask for a significant discount if I know I can flip the property quickly with profit(only if I can get them to agree to a relatively steep discount (20% ish)?

2.25% is extremely on IRRRLs and I haven't really seen lower, be sure to watch the discount points etc.

Not much has changed in my investing world, just some deals are more conservative or purchased at a slight discount.

Discounted rents leave you open to a charge that you are using the property for personal use. 

Not preferred customer discount necessarily, but not at all out of line.
