@Robert HowardPretty much what @Andrew Postell said.The concept of BRRR is to buy a property at a deep discount to its current condition and rehab it so that your refi of 75% of ARV pretty much pulls much of your initial investment back out.

you only owe them for the days they could not use the house. i would generally do discount equal to rent but you could do hotel but set a limit of a decent hotel in the area.

hi keenen and welcome, as far as the 5 rentals I wouldn't concern yourself just yet, unless you have deep pockets and are planning on purchasing all 5 right away, a good mortgage broker and advise from here will guide you down the right path, by purchasing with companies, partnerships, etc.

I would definitely follow your cold call up with a handwritten note thanking them for their time, summarizing what you guys spoke about, and reiterating what you do that might be able to help them.Also, don't go to deep into the cold call.
