Drown out the noise and stay focused - I had alot of people telling me I was crazy 5 years ago when I started. 

There are plenty of hard working low income people deserving of descent housing that do not have rock bottom credit scores.

i would assume that that is for only people who don’t make enough.?

Regarding financing (and sight distance approval), maybe having your architect make up a small model with people and cars to help sell the project to the bank.This could be costly and of course there's no way to measure the effectiveness on their decision. 

I get that people will open closets, cabinets, use the bathroom, etc. and we are fine with that, but is it normal, and more importantly acceptable for people to let their children do the things they did?

I’d look at the cards you’ve had the longest and see if the terms on those make sense to keep them because the length of your credit history counts somewhat significantly.

I'm still in the infancy stages of my REI journey. i've been attending many REI Meet ups and seminars and have been meeting some great people!

Maybe because I've kind of run into this issue with paying people in the past.
