I didn't want to do rate buy-down because I plan on holding this property and will refinance as soon as inflation gets under control or we hit recession then rate will start to go down (probably 1-2 years in the future).

A quit claim deed will only remove any control you have over the property. 

I also plan to continue embellishing my monthly reports for quality control.

If you want to be a successful RE investor, you need to learn to take control of the due diligence process, and you cannot blindly trust that others will handle due diligence for you (hopefully they will, but ultimately, the buck stops with you). 

That is a team of sub-contractors that the GC has worked with for years and more or less 'controls' for lack of a better word.
