There is however a duty on the Assignor to disclose to the Landlord/Optionor/Seller if there is any monetary valued the the Assignor is receiving from the Assignee and the Landlord/Optionor/Seller has to approve the assignment regardless if their is any monetary compensation between the Assignor and Assignee.Typically we do not utilize an escrow company in a Lease Option Agreement unless and until the Option is exercised by the Optionee.

I was told this higher rate includes some lender credits to reduce my cash at close and to compensate the mortgage broker.

There are also lots of PM companies that will find good rental properties and just take the seller-paid commission as compensation (and they have great incentive to do a great job to obtain and keep your business over the long haul).

If they are booking the loans as a commercial loan, compensating factors can be considered with greater weight given.

It's better to bring on a financial partner/friend/family member.Consider compensating for you lack of money by building up your investment team.
