One is more college students and one is more college professors, with purchase price to match.The other area you speak of is a decent one too.

Several universities, colleges and a major hospital are great anchors.

I get that the ones making money are self-managing to some degree, but that's not an option for many (or undesirable). 

Also my wife just reminded me its cold there, so used to Phoenix weather (currently a very pleasant 66 degrees).
