In Charlotte, NC and in Charleston, SC, we have such an extreme lack of inventory, especially at the lower end of affordability- seller's aren't giving up their 2.99% interest rate to downsize and pay more for a home with a higher rate, so they are staying on the sidelines. and Builders cannot ramp up fast enough, and are being very cautious due to interest rates, coupled with inflation, where their goods and services also cost more to build homes- and, after 2008-2010, where many got burned, and badly, they are super cautious.

I'm just not sure which route I should take to start building an empire.

Im looking to move our 5 (soon to be 17) short term rentals over from being solely listed on airbnb, to a comprehensive PMS system to save on airbnb fees and build some efficiencies into our workflow.

A few important things I would be looking for:1) the experience and credentials of the broker who supervises the company as well as the lead property manager2) the services they offer and how they line up with your needs and expectations3) the use of technology to make their job and yours easier 4) if they have a landlord-tenant attorney on retainer to help guide them on legal issues (not to mention the creation of lease agreement, landlord forms and notices, etc.)5) their process and policy for a) listing, b) application, c) tenant selection, d) routine inspections, e) maintenance services, f) property and tenancy update reports to you, g) lease enforcement policy, and f) move-out process.6) property owner reviews (you can't always rely on Google reviews, because they may not reflect actual quality of the company, but still) 7) beneficial programs for both owner and tenant 8) a property management agreement that would indicate they know what they're doing and have the experience to know what matters in a PMA.

There's been posts about people on this board building at 3% and the bank floated their rate to 8 or 8.5% over the year it took them to build.

I'd look at at least 3-4 family lots at a minimum for economies of scale. the price of land in miami is so high it makes single family home building nearly impossible. flips aren't worth it.

Search BP for PM's in your area.Ask for:+ sample LMA(lease management agreements)+  fees, pets, tenant placement, +  maintenance agreements, AC filters, inspections, max amount they can spend without your approvalDepending on the location, also consider a STR property manager.
