You could always put artwork up so it doesn't look like a blank space when you're showing the unit.The bathroom will look really good for $500 or under with these updates. 

I've had multiple tenants look at me sideways when I started down that conversational road and ask me point-blank: "Are you trying to get rid of me?"

My suspicions were elevated when I " a friend of mine" happened to see some mail addressed to the sister being delivered to the unit in question.I stopped the sister one day and asked her point blank if she was living there now, and she said "no", that she was coming over to "hang out" and check on the place because her sister was staying with her BF.  

But of course nothing is problem-free and on occasion you may need to replace those 'guts' haha.

I looked at all the Move-In/Out and Security Deposit forms, but they all just have blanks where you can enter an amount.

But I do still go out to do it on rare occasions or when I'm bored/in the area.

They also appear unable to drop to ATT phones as my partner and his wife only showed 4 missed calls and a blank voicemail.

I get down there on occasion.

I had to have my friend wait at the property at-least 4 different occasions on a different dates and time, only to be stood up and the tenants don't show up.
