Short term, a HML is probably your best bet, especially if timing is an issue. 

Best bet for your friend is to buy a place that is easily convertible & to find an agent that knows what to look for.

Bet you could keep the best half or 3rd at least while still maximizing rents.

My father has been trying to get me to invest in commercial (his wheelhouse) for the last decade, and after seeing his portfolio grow in that timespan, I'm kicking myself for not starting that journey sooner.

I worked with the wrong appraiser this time. when your HML and private investors loans have  12% interest only payments, I bet you'll rethink about that 12 month seasoning period hahamost lenders do 70-75. not all. you can find higher LTVs if you trytrust me, I've had about a million people tell me to 3rd party my management however in my situation a lot of money would be thrown away doing that.
