As others have mentioned, it shows properties that are no longer available and here in my area in particular, any time a home goes straight from Active to Pending it just removes it from Zillow completely and does not show a pending sale. 

This is completely different than retail investing.

But ultimately requiring them to pay online simplifies your life completely and eliminates all the nonsense for collecting.

It costs $25 per completed bundled lease  (i.e., the lease and any other accompanying documents, such as Disclosure of Information on Lead-Based Paint) but it is so worth it.
