When I do the analysis I assume approx 5% vacancy, 8-10% in capital reserve, and another 8-10% in property management.

I was stuck in analysis paralysis for a time because I was so anxious and afraid to reach out to sellers or other investors for fear of sounding "stupid".

Do some analysis to confirm, but it meets the 1% rule.

If you can stomach the sleazy stage sales pitch by some of their partners (TILT, JG Francour, Corey & Tiffany etc) you’d find folks like Barry Maguire, Sherilynn Milsom, and maybe even Russell Westcott (doubtful he will be on stage) who actually put others success before their personal profits.
