Dwellsy's data shows that single family rental prices are up by 15%, driving an overall increase in median rent by 9.6%.

On the surface what I normally see in these cases are Real Estate agents that disappear after the sale because they comped the rent value too high, followed by an inexperienced PM that has a hard time explaining WHY the rent price is too high, and finally an investor that put his trust in all the wrong people to achieve their goals. 

I am having trouble finding any other rental data on a home like mine in this area.

A good realtor has the tools and knowledge to pull data from local markets within specific geographical limits and rental characteristics to give you a very close number for the average rent you could expect.

Knowing the market well, having an experienced team, and making educated assumptions backed by data are things you can do to mitigate risks in real estate. 

This really helps me understand how to analyze the deal. as for the data, I tried to get the most accurate but speculative information Ive found online.
