[Calc Review] Help me analyze this deal

Hello all,

This is my second attempt at using the BRRRR calculator. I've now accounted for mortgage insurance, higher allocation for capex and general repairs. I've also extended the time for refinancing to allow for "seasoning" the loan, especially with new tenants. I'm still probably missing things but I appreciate anyone helping review this deal...thanks!View report

Tak,

I am not an expert on Millville, but an ARV of $230k seems very high based on comps in the area. It looks like recent sale comps are under $200k so I would make sure to check with a local agent or expert to verify the ARV estimate.
