When it comes to areas/zip codes to invest in, how picky are most investors especially the fix and flip investors?

There are big variations in how different ZIP codes have performed in value growth in recent years.

Roseville has 3 zip codes 95747, 95678 & 95661.

So thanks for that.My lender's company works with some builders and have new construction in that zip code, around Clay and Fry, that will give money towards closing costs and will pay 1st year homeowners insurance. 

I can imagine the potential appreciation is higher in the right Chicago zip codes, but also more vulnerable to rental drops?
