I think @Bill S. makes a great point about the inaction that comes from too many supposed deal pipelines.

I suppose some of the suburbs will be more affected as people get priced out of the metros, but those are usually the first places to get rent relief during recessions.

Textbook fraud.They have been property flipping a handful of various residential locations back and forth between their business partner, each time increasing the supposedly sales price by 100-200k, and eventually take out a large mortgage on said properties.
